The water is from a shared well, 15 GPM.  Drilling wells in our area average 21 dollars per foot and average 400 to 600 feet.  The wells on this mesa average 800 to 1000k feet. With water provided from a great well already, you are not risking 8k to 20k dollars for a water well.

The weather is fantastic. 80 degree average summer temp and 50 degree average winter temp. With the higher winter average, the snow does not stay around for more than a few days. Perfect for enjoyment and perfect for not wanting to live at the South Pole.

Las Animas County contains the San Isabel National forest and Several Wildlife Areas, Wilderness Area, and 7 lakes all within an hour and a half drive.  Most of the parks and lakes are between 5 and 45 minutes of Trinidad or any parcel of land.  

From Trinidad you can hit Santa Fe, Toas, Angle Fire, Red River, and Monarch all in 3 hours time.  Wolf Creek and any of the other major front range ski areas are within 4 hours.  Two hours away is the Rio Grande National forest and San Juan Wilderness, some of the wildest country left in the lower 48.  The last known Grizzly in Colorado was found in the San Juan Wilderness.
