Santa Fe Trail Ranch Tract 11 - Foreclosed Bank Owned Opportunity

Price:           $78,500
Subdivision: Santa Fe Trail Ranch

35 acres of rolling to hilly terrain, small meadow, great 360 degree views, over looks the town of Trinidad for a great show of lights, mix of ponderosa pine and pinion pine, views of Fisher's Peak, Spanish Peaks, and Sangres, large bench area, power, phone, water, and low taxes. Year round access and 20 minutes to Trinidad, Colorado

The beautiful Santa Fe Trail Ranch is nestled in the immediate northwest quadrant of the Raton Pass in southern Colorado.  It is commonly called the southeastern gateway to the Rockies, and is bordered on the east by Fisher's Peak and the Raton Mesa.  To the north are the towering Spanish Peaks To the west is the majestic Sangre De Cristo mountain range.  The small town of Trinidad lies at the northern border of SFTR, and Raton, NM, , is located just past the southern border of SFTR.  Vermejo Park Ranch and the Crazy French Ranch are the nearest neighbors to the immediate west and east. Trinidad Lake is very near by and the NF and Wilderness areas of the mountains are close for your enjoyment too.

Ease of access to the ranch from Trinidad makes this ranch a very popular choice.  Building costs are relatively cheaper being so close to town.  Having city water takes out the guessing in drilling a well, which you are welcome to do in lue of using the city system. Few ranches in the area have phone as does SFTR.  Power is along the roads bordering all of the tracts.  Taxes are very low and pricing is moderate, making this ranch a great get away while not being too far away.

The average elevation of the ranch is around 7k feet.  Perfect to enjoy the avg summer temps of 82 degrees, while staying warm and without snow piling up during the winter avg temp of 50 degrees. Gardens grow well at this elevation too!

Denver 3.5 hours, Colorado Springs 2 hours, Pubelo 1.5 hours, and Santa Fe 2.5 hours

Las Animas County contains the San Isabel National forest, Several Wildlife Areas, Wilderness Area, and 7 lakes  Most of the parks and lakes are between 5 and 45 minutes of Trinidad or any parcel of land.

From Trinidad you can hit Santa Fe, Toas, Angle Fire, Red River, and Monarch all in 3 hours time.  Wolf Creek is an hour more. Two hours away is the Rio Grande National forest and San Juan Wilderness, some of the wildest country left in the lower 48.  The last known Grizzly in Colorado was found in the San Juan Wilderness.

Average Summer Temp 82

Average Winter Temp 50, snow melts fast here.

LA County has very low taxes and the second largest Elk Herd in the World.
