Most of the ranch is vacant, with about 2 persons per square mile. The property has great year round access with easy roads to drive and about 30 minutes to town, 15 minutes to a smaller mom and pop grocery store.  National Forest, other public lands, and the mountain lakes are 20 minutes around and through the mountains.

The property is sheltered and faces south. With the meadows and gentle terrain, this property would make a great homestead type property, growing and raising your own food.  Ideal for uncertain times, investment, vacationing, and retirement.

Two gas wells are on the land.

Power crosses the SW corner of the property.

Las Animas County contains the San Isabel National forest, Several Wildlife Areas, Wilderness Area, and 7 lakes  Most of the parks and lakes are between 5 and 45 minutes of Trinidad or any parcel of land.

Two hours away is the Rio Grande National forest and San Juan Wilderness, some of the wildest country left in the lower 48.  The last known Grizzly in Colorado was found in the San Juan Wilderness.
