SEE Video of a hike through the two tracts, starting with 248, out to the views, through the treed gentle lands.  Both tracts are very similar. 247 has a little more variation in topography, having a slight ravine running up through it.  Both have great access and are very private.  No homes or cabins on this ridge or several others around them.  There were numerous scat piles from elk and bear.  

The views to the West are some of the best in the area.  On the far West bench before the tracts drop down into the valley below, there are tall pines and open grass areas with some oak brush.  The location is up and out of the sight of the main road down the gentle slope below.  Most all of the tracts are useable, dropping off into the valley below on the west ends.  

19,500 for each tract. The owner is offering owner carry terms of 20% down, 10% interest, 15-20 year amortization, with a 5-7 year balloon.  Owner carry is done the same as any bank loan. The owner is the bank you make your payments to.  The docs are prepared by the title company, also providing title insurance and closing docs, just the same as a bank deal.  

The owner is open to some negotiation on price or terms in order to help you make a deal.  

Wildlife and National Forest Public lands and lakes 15-35 minutes away.  Las Animas County contains the San Isabel National forest, Several Wildlife Areas, Wilderness Area, and 7 lakes  Most of the parks and lakes are between 5 and 45 minutes of Trinidad or any parcel of land.  

From Trinidad you can hit Santa Fe, Taos, Angle Fire, Red River, and Monarch all in 3 hours time.  Wolf Creek is an hour more. Two hours away is the Rio Grande National forest and San Juan Wilderness, some of the wildest country left in the lower 48.  The last known Grizzly in Colorado was found in the San Juan Wilderness.
