Rancho Escondido 7c

Price:           $85,000
Subdivision: Rancho Escondido

35 acres, power, phone, expansive mountain views, mild to rolling valley terrain, tall pines ,with a mix of ponderosa pines and firs.  Only 8 miles off of Hwy 12 and 30 minutes to Trinidad, Colorado.  20 minutes to National Forest and mountain lakes.  10 minutes to 35k acres of state wildlife area.

The land features mild terrain rising up from the ranch road and over a small rise.  Ponderosa pine, firs, and scattered oak brush dot the open area over the rise, leading out to the western Sangre De Cristo and Spanish Peaks views. The lower valley portion is treed, rolling, and leads down to a small valley. With the upper mild terrain, there is plenty of room for privacy off the main road and a lot of choices for building, RVing, or camping sites. Deer and Elk frequent the property as well.

Taxes are 35 dollars a year and POA dues are 300 a year, used for ranch road plowing and maintenance, covenants are not overly restrictive.  The covenants are primarily county regs, with the intent to protect

There is a gas well on the land.  The ranch required electrification of the wells to reduce any noise to a minimum.  Power is near by the large upper portion of the land, cutting the number of poles you may need.  Using the well road and then the older ranch road, you also have access to the lower portion of the land.

The town of Stonewall is about 15 minutes up Hwy 12, with Monument and North Lakes about 5 minutes further along Hwy 12, all sitting at the base of the Sangre De Cristos. The first access point to National Forest is between Monument and North Lakes.

Wildlife and National Forest Public lands and lakes are 15-35 minutes away from just about any property up Hwy 12. There are 25 plus miles of intertwining trails leading to the peaks, two mountain lakes, lots of springs and creeks, and even down to La Veta, Colorado. Bear, big horn, cat, porcupine, turkey, lots of deer and elk, are frequently undisturbed in the smaller less well known Forest Lands. The mountains of Las Animas County contain the San Isabel National forest, Several Wildlife Areas, Wilderness Area, and 5 lakes

From Trinidad you can hit Santa Fe, Taos, Angle Fire, Red River, and Monarch all in 3 hours time.  Wolf Creek is an hour more. Two hours away is the Rio Grande National forest and San Juan Wilderness, some of the wildest country left in the lower 48.  The last known Grizzly in Colorado was found in the San Juan Wilderness.

Average Summer Temp 82

Average Winter Temp 50, snow melts fast here.

LA County has very low taxes and the second largest Elk Herd in the World.
