Good owner carry terms offered.

35 acres featuring upper tract southern exposure and a mix of large sandstone formations, tall ponderosa pines, firs, and views of the Spanish Peaks.  Power and phone are along the road on the upper portion.  The land benches down from the upper level along a useable jeep trail to rolling meadowed bottom land, bordering a very small year round creek valley.  The mid portion of the land has a very large bench, sitting above the lower valley.  You can easily build a road off of the jeep trail to this large bench, putting you almost in the center of the property for ultimate privacy.

Having water below, cover, and grazing, numerous elk and deer sign are on the property.

The owners are offering to carry a note on the property for 25% Down, 7.5% interest, a 20 year am, and up to a 7 year balloon.  The title company provides title insurance and prepares the docs for the transaction, just as a bank, the only difference is who you make your payments too. On vacant land, most banks are requiring a min of 30% down, 8-9% interest, 10-15 year am, and a 5 year balloon.

Taxes are 35 dollars a year and POA dues are 300 a year, used for ranch road plowing and maintenance, covenants are not overly restrictive.  The covenants are primarily county regs, with the intent to protect

Wildlife and National Forest Public lands and lakes are 15-35 minutes away from just about any property up Hwy 12. There are 25 plus miles of intertwining trails leading to the peaks, two mountain lakes, lots of springs and creeks, and even down to La Veta, Colorado. Bear, big horn, cat, porcupine, turkey, lots of deer and elk, are frequently undisturbed in the smaller less well known Forest Lands. The mountains of Las Animas County contain the San Isabel National forest, Several Wildlife Areas, Wilderness Area, and 5 lakes

From Trinidad you can hit Santa Fe, Taos, Angle Fire, Red River, and Monarch all in 3 hours time.  Wolf Creek is an hour more. Two hours away is the Rio Grande National forest and San Juan Wilderness, some of the wildest country left in the lower 48.  The last known Grizzly in Colorado was found in the San Juan Wilderness.
