No lots may be subdivided less than 35 acres.

Home styles: All structures must be on permanent footing and foundation. The dwelling must be built on an engineered permanent foundation. All dwellings must have a pitched roof, and plans and construction must conform to the State of Colorado in accordance with the Uniform Building Code and related codes. No structure with an unfinished exterior shall be permitted to remain on any tract for a period exceeding nine months from the date of commencement of construction. No basement, shack, garage, barn, trailer, camper, or mobile home or other outbuilding shall at any time be used as a residence, temporary, or permanent, nor shall any residence of temporary character be erected or permitted to remain. No junk vehicles, disabled machinery, obnoxious odors, or unreasonable noises are allowed.

Home sizes: No primary dwelling shall have less than 1500 square feet of living space.

Number Of Dwellings: One detached single-family dwelling, a private garage, stable, tack room, and/or garden structure such as are ordinarily used in connection with a single-family residence.

Set Back Requirements: All buildings\u2026shall be situated only within that portion of said tract not restricted from use by easement or right-of-way, and shall not be nearer than 25 feet from any roadway right-of-way line, not nearer than 15 feet from any side lot line and not nearer than 15 feet from any rear lot line.

Home-Based Offices: No commercial activity shall be carried out on any lot or tract, however home based offices are usually accepted as long as the business activity conducted does not require signs or attract public traffic to the subdivision.

Animals: No animals except cats, two horses (no stallions), or one cow, or two dogs may be kept on each tract. Stables, corrals, and pet shelters shall be located only to the rear of the principal dwelling. The said premises shall be at all times kept clean and sanitary by frequent and proper removal and disposal of manure and other refuse. No other animals or poultry of any kind shall be bred, raised, or kept. Permission to keep additional or different animals must be approved by the Homeowner's Association Board.

Roads: Roads shall be maintained by the Homeowner's Association.

Camping: Recreational vehicles, camper units, and tents may be used for vacation camping for periods not to exceed ninety (90) consecutive days in any calendar year.
