Very good year round access with only 2 miles of county graveled road.  Hunting for Elk, Deer, Turkey, and other game is very good on this property, watch them if you do not hunt.  The land is mostly useable with 360 degrees of views. Views include the Sangre Range and Spanish Peaks. Water Rights are number 2 and have been around since the late 1800's. Great land for developement of a large 5 acre pond, with the water rights, and do some fly fishing from.

Water Rights: Late 1800's priority. Have water opinion and deed for buyers. The land takes its water from Apishapa Creek, a year round creek.

Elevation: Approx 7200 feet

Access: is off of the County Road through the hay field up to the top of the bench. The elevation change from the hay field to the bench is a mild 150 feet.

Utilities: Phone and Power are on the county road and in the 35 acre subdivision on back border. Cost of bringing in power is approx 8 to 10k. You finance half of your cost with the power company. Your monthly bill is around 65 dollars per month for 5 years. You get to use 65 dollars per month of power too, so its like not paying for half of the cost of the power install.

Water Wells run 20 dollars per foot to drill. Add the cost of your delivery system and, depepending on where you drill a well, the total cost should be in the neighborhood of 15k. Average well depth in the area is 200 feet. Average pump rate is 5 gallons per minute. This land has bottom river valley. Depth of well drilling should be at least half of the norm and the production rate should be much higher.

Your sewer is done by a septic system. Cost for install is about 5k.

For you winter and summer acitivities, Cuchara Mountain Resort is available with 28 ski trails, mountian biking, hiking, horse back, local events, and summer dude ranch. 

Las Animas County contains the San Isabel National forest and Several Wildlife Areas, Wilderness Area, and 7 lakes all within an hour and a half drive.  Most of the parks and lakes are between 5 and 45 minutes of Trinidad or any parcel of land.  

From Trinidad you can hit Santa Fe, Toas, Angle Fire, Red River, and Monarch all in 3 hours time.  Wolf Creek and any of the other major front range ski areas are within 4 hours.  Two hours away is the Rio Grande National forest and San Juan Wilderness, some of the wildest country left in the lower 48.  The last known Grizzly in Colorado was found in the San Juan Wilderness.
