The property consists of gentle rolling terrain with mountain valleys resting below larger mesa tops with tremendous views of the Sangre Decristo Mountains, Spanish Peaks, Fisher's Peak over Trinidad Colorado, and Raton Pass Mesa Vallyes as far as the eye can see to the south. 

Tall pines rest in the northern facing valleys with pinion pines blanketing the rest of the property.  The mild terrian affords ample use of the full 80 acres and the proximity to town, with year round access, enables you to live year round.  This is a great investment too for the price.  You can always sell off 40 acres down the road.

There are two cabins on the western 40 acres.  With power and septic.  One of them is a large tough shed finished into a cabin.  The larger one contains 1194 square feet, 3 bedrooms, and 1 bath.  Water is provided by a cistern tank to both cabins, hauled by the owners or call and get a load delivered.  Owners have not drilled a water well.  Wells average 400 to 600 feet in the area at 20 dollars per foot. 

The weather is PERFECT. Literally, there is no place in the mountains of Colorado with a more even four season climate. You have exactly 3 months of each season. The average winter temp is the key, 50 degrees. Snow comes but does not stay more than a couple days. A month and a half out of the winter you can be outside working or playing on your property very comfortably.

The sun is more intense at 7200 feet. Summer average temp is about 80 degrees. Lots of sunshine in the morning, with afternoon clouds/showers, cooling the day to a feel of about 70 degrees during the hottest months of the summer. Monsoon rains begin in July and end late August. The driest months are Dec and Feb, when it's coldest there is little snow, not allowing it to cover the ground all winter. Heavy wet snows begin late winter into early spring. So it's summer rains and spring snows. Right when you need the water if you are growing anything.

Pueblo is an hour and twenty minutes for big box shopping. Most people go once a month to stock up, with a couple trips to Trinidad or a mom and pop store a month.

Las Animas County has the San Isabel National forest and Several Wildlife Areas, Wilderness Area, and 7 lakes all within an hour and a half drive.  Most of the parks and lakes are between 5 and 45 minutes of Trinidad or any parcel of land.  

From Trinidad you can hit Santa Fe, Toas, Angle Fire, Red River, and Monarch all in 3 hours time.  Wolf Creek is an hour more. Two hours away is the Rio Grande National forest and San Juan Wilderness, some of the wildest country left in the lower 48.  The last known Grizzly in Colorado was found in the San Juan Wilderness.
