80 NO Covenant Acres

Price:       Call for more information

Two 40 acre tracts bordering one another. No Covenants. Power within a half mile. No hard-line phone service but great cell.  Close to pavement and about half way between the Southern Colorado Mountain City of Trinidad Colorado and the Sangre De Cristo Mountain range, with its Wildlife Areas, National Forests and Mountain Lakes.  25 minutes to town and 15 minutes to the mountains, only a mile and a half to pavement.

Mountainous terrain with great building sites for views of the entire Sangre Range and Spanish Peaks.  360 degree views from large mesa top with tall pines.  Great Southern exposure across the 80 acres, taking in 300 plus days of sunshine a year, with winter temps averaging 50 degrees.

Tall pines accent the mesa tops amongst large sandstone rock formations and boulders.  The mesa drops off either side down large canyons strewn with pinion pine, ponderosa pine, and juniper pine

There are no covenants attached to this land.  There is a gas well on the far northern boundary of the northern 40 acres.  The access road to the land is an easement for the gas company to monitor their wells.  A truck a day is better than many in most subdivision ranches where there are more collective owners.  The access road travels through the land, giving you access to all of your land from south to north.  Good gravel, southern road exposure, elevation, and year round maintenance by the gas company provides year round access.

The Northern 40 acres is being offered at 58k.  The owner will sell both or just the Northern 40.  Please see listing number 172 under Mountain Land or View Propeties on our site.

The land sits 1.5 miles off of pavement and about 3 and a half miles from Weston, CO, on Colorado State Hwy 12.  The closest neighbors are about a mile away as the crow flies.  Very private and very beautiful!

Las Animas County contains the San Isabel National forest, Several Wildlife Areas, Wilderness Area, and 7 lakes  Most of the parks and lakes are between 5 and 45 minutes of Trinidad or any parcel of land.

From Trinidad you can hit Santa Fe, Toas, Angle Fire, Red River, and Monarch all in 3 hours time.  Wolf Creek is an hour more. Two hours away is the Rio Grande National forest and San Juan Wilderness, some of the wildest country left in the lower 48.  The last known Grizzly in Colorado was found in the San Juan Wilderness.

Average Summer Temp 82

Average Winter Temp 50, snow melts fast here.

LA County has very low taxes and the second largest Elk Herd in the World.
