San Juan Mesa Ranch consists of 278 acres already surveyed and subdivided for smaller tract sales. The ranch would work well for a small ag operation, nice size individual ranch, or for remarketing the smaller tracts. There are 7 subdivided tracts with an avg market price of 40k each. The ranch is located approximately one half mile North of Hwy 12 near the little town of Segundo, Colorado. Segundo has a small mom and pop store for milk, eggs, meat, fresh vegetables, and normal supplies. Trinidad, Colorado is approximately 18 minutes back down Hwy 12. The ranch has year round access with the gas company doing the road maintenance and snow plowing. With full southern exposure, snow melts fast and rarely stays on the ground for long.

In the main canyon, there is a seasonal creek with pool areas where water tends to stay between periods of precipitation. When measurable precip occurs the creek is flowing. With water near the surface in the canyon, well drilling should be less expensive. The canyon attracts mule deer all year and late season elk, along with other wildlife.

The canyon's sandstone rims rain large boulders down to the canyon bottoms. The upper mesa tops are a mix of open grassland and pinion pine/juniper pine covered high points, with 360 degree mountain views on at several locations.

Power is within a 1/4 mile of the southern access road, coming from Hwy 12. Phone is by cell and the signal is very good. Alltel and Verizon are the best service providers in our area. From what I can tell, the land is fenced almost entirely.

The Colt Ranch Bed and Breakfast is near by too.

Las Animas County contains the San Isabel National forest, Several Wildlife Areas, Wilderness Area, and 7 lakes Most of the parks and lakes are between 5 and 45 minutes of Trinidad or any parcel of land.

From Trinidad you can hit Santa Fe, Taos, Angle Fire, Red River, and Monarch all in 3 hours time. Wolf Creek is an hour more. Two hours away is the Rio Grande National forest and San Juan Wilderness, some of the wildest country left in the lower 48. The last known Grizzly in Colorado was found in the San Juan Wilderness.
