The property has 39 acres of a mix of meadow and trees on very mild topography with a pond and a stream from a well, all bordering 640 acres of State Land to play and ride on. About 1/4 of the Pond is a part of the property. The land bordering owning the rest of the pond drops off down and below the dam.
The cabin is about 1280 sqft. To finish, I estimate 60k with top of the line finishings. The estimate figures in the cost of 6k to bring power to the property. Power is about a 1/4 of a mile away, not far for mountiain building. Phone is to the home along with a 3 gallon per minute well. The cost of the septic is included in my estimate as well at 4k.
A home in the mountains, site built, starts at 120 dollars per sqft. A log home starts at 135 per sqft. After negotiations for purchase on this property you have a half finished partial log home for what you can not build it for.
The cabin would make a great home or you can use it as a guest cabin. It will certainly help out for use of the property very quickly. Building a main home on the hill above the valley and pond, you will take in the mountain views as well as your valley.
The state land bordering the property is a huge bonus. Becasue of the water and meadow and state land, a heard of Elk bed down in the valley and move to the state land during the day. Even if you just want more places to hike, you have state land to do it on. It's like buying 679 acres.
For you winter and summer acitivities, Cuchara Mountain Resort is available with 28 ski trails, mountian biking, hiking, horse back, local events, and summer dude ranch.
Las Animas County contains the San Isabel National forest and Several Wildlife Areas, Wilderness Area, and 7 lakes all within an hour and a half drive. Most of the parks and lakes are between 5 and 45 minutes of Trinidad or any parcel of land.
From Trinidad you can hit Santa Fe, Toas, Angle Fire, Red River, and Monarch all in 3 hours time. Wolf Creek and any of the other major front range ski areas are within 4 hours. Two hours away is the Rio Grande National forest and San Juan Wilderness, some of the wildest country left in the lower 48. The last known Grizzly in Colorado was found in the San Juan Wilderness.
