You have over a 1/4 mile of the North Fork River running through the property. Props like this with this much meadow, views, and river are very very rare. You will see, after looking at homes in the area, that this is a unique property with huge potential.

Yes, wildlife is hugely present on this property because of its location, meadows, and water.

The property sits around 7700 feet in elevation very close to the National Forest and mountain lakes. It has very good access year round with only 4 miles of county maintained graveled road to travel. The distance to Trinidad is about 35 minutes, making it an easy drive to town.

If you want some pampering, you can use the spa at the new 20 million dollar Jack Nicklaus Golf course and subdivsion on the east side of Trinidad, opening in 2007 to the public. The hotel and spa will have 10k square feet of spa, 3 swimming pools, and 14k sqft of retail space. Trinidad is the last little mountain town to go the way of the rest of Colorado towns.

Taxes and property prices are still very low, but climbing 17% per year over the past 3 years. Props like this one are the cream off the top.

There are some out buildings for the horses and the prop is fenced. The meadows are some of the best producers in the area. Without irrigation the fields produce about 300 grass mix bales per year.

Taxes are 138 bucks per year, go figure for retirement. POA dues in the ranch are 300 per year for roads.

The home is heated via gas forced air, a pellet stove, and wood stove. Most of the time, the heat does not come on with the stoves in the home. 50 degree winter temp averages keep the bills low and the snow off of the roads. We have a very even 4 season climate with summer average temps in the 80's.

The water well to the home is excellent with good crisp, clear, and clean water. The well is 150 feet deep and produces 11 gallons per minute. Average well depth for the area is between 200 and 300 feet with a production rate of 5 gallons per minute. Hard not to get good water when you own land along a river.

Don't know what else to say. This is one of the first homes I put gutters on with my first employer when we moved here. We have horses and love to ride in the Public lands. I really like this property. You don't get river props like this often.
